    With regards to new tenancies, the landlord must provide a copy of the most recent report to a new tenant before the tenant occupies the property and give a copy of the most recent report to any prospective new tenant who requests the report in writing, within 28 days of receiving such a request.

  • What does a landlord need to do ?

  • What’s happens once the test is completed

    Once the electrical installation has been tested, the landlord must ensure they receive a written report from the person conducting the inspection, which includes the results and the required date for the next inspection.   • Difference Between An Electrical Installation Condition Report And A Landlord Electrical Safety Check.

    Athough a landlord electrical check and a standard   domestic electrical inspection are essentially the same test they are however completed on a different type of test sheet report.

    one is know as an electrical instalation conditon report  (EICR)  for small instalations  eg a  house etc . These are usually carried out when cutomer are buying a new home for example and they want to know the current electical instalations condition.


    THESE ARE NOT MANDATORY AS YET 

     

    The other is an electrical instalation condition report for the public rental sector ( hence PRS). These are carried out for landlords who are renting domestic propertys out. 


    THIS PARTICULAR TEST IS CURRENTLY MANDATORY BY LAW FOR ALL DOMESTIC RENTAL LANDLORDS.

  • How Do I Book An Electrical Inspection?.

    Once you have decided you would like electrician4you  your local electrical company to carry out your landlord electrical check for your rental property or your electrical inspection of your home  then the process is extremely simple.


    *Make initial contact vie email, phone, text etc 


    *inform us of the property size and address contact details etc


    *we will both agree a date that works with yourselves.


    *Electrician4you will arrive on the agreed date and carry out the electrical  report.


    *Once the electrical report is complete we do send an invoice for the works carried out. We do require this to be paid before we actually release the electrical report to you.


    *Should any remedial works be needed we will discuss with your selves what is needed and if you wanted us to we  can happily quote for any works required and carry out the works again at an agreed cost, time and date.


    *Upon completion of the above you wll end up with all the relevant paper work for a satisfactory instalation either via email copy or paper copy if you would rather.
